What’s New at Mill Road Industrial Estate? Two Major Launches Coming This September

Mill Road Industrial Estate is West Lothian’s premier location for industrial, storage, and light industrial space. Just minutes from Bo’ness via the A706, it’s the closest fully managed estate to the town, making it a popular choice for tradespeople, local businesses, and residents seeking flexible space without the congestion of town centre sites. But Mill Road is more than just a place to store goods or run a business. It’s a dynamic hub of innovation, community, and forward-thinking industrial space. And now, we’re taking things a step further with two exciting developments arriving this September that reflect everything Mill Road stands for: creativity, flexibility, and secure, high-quality infrastructure.

Rebel Bear Street Art Exhibition Becomes Permanent at Mill Road

On Sunday, July 6, 2025, our tenant, Boxxs Self Storage, hosted a one-day art takeover like no other. Scotland’s most mysterious street artist, Rebel Bear, transformed the Mill Road site into a living gallery, with drive-up storage containers serving as bold canvases for protest-themed murals. It marked a rare moment where industrial space and storage units collided with contemporary art, right in the heart of West Lothian. For an area better known for tools and trade vans than for public exhibitions, the event was a landmark. It turned heads, drew crowds, and reimagined how industrial space can be used to engage and inspire the community.

What started as a single-day event attracted hundreds of visitors from Linlithgow, Bo’ness, Falkirk, and across West Lothian. The response was overwhelming. So much so that we’re delighted to announce: the Rebel Bear Street Art Exhibition will become a permanent fixture at Mill Road Industrial Estate from mid-September.

Featuring striking works across both 10-foot and 20-foot shipping containers, this outdoor exhibition brings creativity into the heart of West Lothian’s industrial landscape. It offers free public access, selfie-friendly backdrops, and an unmistakable identity to one of Scotland’s most modern drive-up self-storage facilities.

The decision to keep the exhibition permanently reflects Mill Road’s commitment to public engagement and community-first thinking. It also highlights how industrial spaces and storage units can serve more than logistical needs. They can become an integral part of the region’s cultural and visual fabric. With new murals planned for future phases, this isn’t just a one-off. It’s the start of something permanent, local, and bold.

Secure Micro Yard in Linlithgow with one-trip 20ft container used as a micro warehouse, fully enclosed with palisade fencing and concrete yard space

Micro Yards: Flexible Industrial Storage Units in Linlithgow Launching This September

The second announcement is just as exciting, but is specifically aimed at tradespeople, small businesses, and local entrepreneurs seeking affordable storage units in Linlithgow and Bo’ness.

From mid-September, Micro Yards will officially launch at 26a Mill Road Industrial Estate. These brand-new, high-security outdoor spaces combine a fenced 330 sq ft private yard with a one-trip 20 ft shipping container (160 sq ft internal). The result is a flexible, affordable unit perfect for storing tools, materials, vehicles, or operating a secure micro-warehouse.

Each Micro Yard is situated within a gated compound featuring 24/7 CCTV, PIN-controlled estate access, and ANPR (Automatic Number Plate Recognition) monitoring at all entrances to the estate. Every container functions as a fully secure micro-warehouse, ideal for trades, storage, or light industrial use. With drive-up access, instant online booking, and a transparent £360 per month all-in price (VAT included), Micro Yards offers a modern storage solution without long leases or hidden charges.

What sets this model apart is its accessibility. There are no lengthy application forms, no drawn-out lease negotiations, and no waiting periods. You choose your yard online, pay securely, receive your PIN, and move in, often on the same day. It’s designed for how small businesses operate, fast, practical, and no-nonsense.

Better yet, if your needs change, you’re not locked in. You can upgrade to a larger yard for bigger jobs or downsize to a container-only unit as things quieten down. All changes are managed through your online Micro Yards portal. Whether you’re scaling up for a busy period or winding down after a project, the system adapts to your needs.

Why Mill Road Industrial Estate Matters for West Lothian Businesses

These two updates underscore Mill Road’s position as the most progressive industrial estate in West Lothian.

By combining best-in-class storage and flexible workspace solutions with public art and community engagement, we’re building something far more than bricks and mortar. We’re creating a shared environment where businesses thrive, people connect, and creativity flourishes.

Micro Yards adds a new layer of flexibility to the estate, especially for smaller businesses that need more than a standard container but aren’t ready for a whole workshop space. And for those using Micro Yards, there’s room to scale. If your business outgrows its yard, it may be possible to upgrade to one of the larger industrial units at E-Net Park, subject to availability. Mill Road is designed to grow with its tenants.

Likewise, the Rebel Bear murals inject creativity into an otherwise overlooked sector. They make industrial space more welcoming, more visible, and more reflective of the communities that surround it.
